Gas safety checks and certificates to keep you and your tenants compliant.

As a landlord, you're responsible for keeping the gas and heating systems in your rental property safe, in good working order and properly certified. We carry out landlord safety checks and any repairs needed to keep you compliant, and we'll always flag anything that needs attention along the way. We are Gas Safe registered, number 579424, which you can check on the Gas Safe Register.

Annual Gas Safety Checks

Under the Gas Safety (Installation and Use) Regulations 1998, every gas appliance, flue and pipework in a rental property must be checked at least once every 12 months by a Gas Safe registered engineer. The check can be carried out up to 2 months before the current certificate expires without losing the original renewal date, so there's no need to cut it fine.

Once complete, you'll receive a Landlord Gas Safety Record, commonly known as a CP12. A copy must go to existing tenants within 28 days of the check, and to new tenants before they move in, and records need to be kept for at least 2 years. There's no grace period if a certificate lapses, even by a day, so it's worth booking the renewal in good time.

Smoke & Carbon Monoxide Alarms

Smoke alarms are required on every storey of a rental property with a room used as living accommodation. Since October 2022, a carbon monoxide alarm is also required in any room with a fixed combustion appliance, such as a gas boiler or fire, not just solid fuel appliances as before. Landlords also have a duty to repair or replace an alarm as soon as they're told it isn't working, and we can supply and fit compliant alarms as part of a gas safety visit.

Staying On Top of Everything Else

Gas safety is only part of the picture. Rental properties also need an Electrical Installation Condition Report at least every 5 years, carried out by a qualified electrician, and larger or higher risk properties such as HMOs may need a legionella risk assessment too. We're happy to flag anything we notice while we're on site, even if it falls outside our own trade.

  • 1 hour minimum charge on hourly rate work, then in 15 minute intervals.
  • VAT: all prices shown above are exclusive of VAT.
  • Payment must be made in full upon receipt of invoice by credit/debit card (our chip and pin machines provide a secure method) or cash. For servicing we require payment on the day.
  • Working hours: our standard working hours are Monday–Friday 08:00–17:00; anything outside of this is charged at "out of hours" rates, which is charged at 1.5× rate.
  • Materials are charged at trade prices plus a 20% mark up (subject to VAT).
  • Material collection: for items we don't hold in stock, travel will be kept to a minimum and will be charged at the above rates.
  • Travel: we request one way travel time to be paid for; the return journey is covered by us.
  • Commercial: these prices are domestic only.
  • Invoices are digital (hard copies are available upon request).
